Tenants in Ontario have security of tenure under the Residential Tenancies Act, which does take precedence over any lease wording to the contrary. The tenancy will just continue on a month-to-month basis when the lease period ends. The exception would be if both landlord and tenant agree to end the tenancy, the tenant gives notice and leaves, or if the landlord gives a valid notice to end tenancy at the end of term.

End of term notices to end the tenancy would be only for certain reasons like persistent late payment of rent.
