Once a lease expires the tenancy becomes month to month. The tenant is still required to provide 60 days’ notice to terminate the tenancy. If the landlord wants to end the lease, they can only do so if they have a valid reason under the RTA to end the tenancy, for example, they require the unit for personal use.
